General Maintenance
* best if done once a year (if you have a water softener and low usage you could do every 2)
* consists of a 45-minute de-scale / de-lime flush & a 5-point inspection

Electric Tankless:
* currently these require as much electricity as your air conditioner, but only make about 4 gallons
per minute. There is a large cost for an electrician to run big wires to the unit, often requiring a sub-panel and permits. The electrical portion alone can be thousands of dollars. As such these only make sense if a builder installs them from the start, and even then only in very small homes and/or condos.
Some of our work:
basically its a radiator with a fire underneath it. The water heats up as it travels back and forth through about 30 feet of tubing in the heat exchanger. When it comes out the other end it is hot!
This was a re-install of someone else's improper installation. Hot & Cold valves now in the correct location; difficult soldering job came out great; PVC drip line isolated & moved to the side; safety-release valve now attached to proper CPVC Pipe & on its own dedicated line

Did you ever wonder what is inside a tankless water heater? It's quite interesting! Gas valve, fan, solenoid, burner, temperature guages, a motherboard...
Customer has 5 people in the home (& 2 large dogs). He said he wants several people to be able to shower at once. This dual system will provide at least 18 gallons per minute which means at least 2 people can shower even if laundry & dishwasher is also running. And they'll never run out of hot water again. Stainless steel construction should last around 30 years with proper maintenance. We are coming back later to install a properly-sized whole-house water filter & salt-free water softener.
There is always a great feeling at the completion of a job well done.
dedicated recirc line requires a few extras such as check valves, purge valve, expansion tank, and a recirc controller.
these new Naviens are quiet and come with a built-in recirc controller. Dedicated recirc line requires an expansion tank. This particular home also has its own expansion tank due to it being a very large home (7,000 square feet) with 2 floors.
Hyper-clean install. Customer had his painter come in after the install was complete. I think this may be one of the nicest looking installs I've done.
